Sample computation as of May 2014:


For a sampled unit costing at Php 2,900,000.00 (A) ... Should you avail of a minimum 20% downpayment for a 65 sqm. unit (48 sqm. living space, 8 sqm. balcony 9 sqm. drying cage), you get a 3% regular discount to the unit giving you a total of Php (B). If all documents and post-dated checks are submitted within 30 days from the date of reservation we shall give you an additional 2% discount for the unit giving you a total contract price of only Php (C). Your initial 20% downpayment is Php (D). Less Reservation Fee of Php 20,000 (E) gives you a Net D/P of Php divided in 36 months for the first building (F) until turnover. Inclusive of closing fees (K) along with your monthly is your "Total" monthly amortization (L) for your downpayment of you unit until turnover on 2017 as per sample computation above.

Should you decide to take the remaining 80% balance to the bank, you shall be provided an additional discount to your regular discount.

Should you also decide to pay your unit in full, an even bigger discount will be provided your worry free payment option.

Regarding closing fees, these are all government fees to facilitate your Condominium Certificate of Title from Documentary Stamps, Transfer Taxes, Registration Fees, EVAT, etc.  You have different payment options as well with this on Cash, Installment during the D/P period, Installment until end of your payment term or lump-sum at RFO (Ready for Occupancy) or at the turnover period next year.
